Job Title: Team Leader / Property Assessor
Salary: £40,000 - £45,000 DOE
Location: Weston Super Mare 
Contract Type: Full-time, 6-month fixed term (37 hours per week)

Are you passionate about improving homes and leading positive change? We’re looking for an experienced Team Leader – Home Condition to lead a team of surveyors and energy assessors in delivering high-quality property assessments that support our asset investment strategy and sustainability goals.
As part of our Asset Management Directorate, you’ll play a pivotal role in ensuring our property data is accurate, compliant, and drives our journey towards energy efficiency and carbon reduction. What You’ll Be Doing
  • Lead and motivate a team of Property Condition Surveyors and Domestic Energy Assessors.
  • Deliver high-quality stock condition surveys in line with the Decent Homes Standard and HHSRS.
  • Work closely with strategic managers to plan and deliver survey programmes effectively.
  • Ensure the highest standards of data quality through training, validation, and benchmarking.
  • Collect and analyse energy efficiency data to support SAP rating calculations.
  • Monitor and report on performance and survey access rates.
  • Validate planned repair proposals and maintain accurate data records.
  • Champion excellent customer service, working closely with Neighbourhood Teams to support residents.
 
Essential Skills and Experience:
  • Relevant technical qualification or significant equivalent experience.
  • Building surveying and construction management experience, ideally within a housing association or RSL.
  • Proven experience leading technical or surveying teams.
  • Strong knowledge of the Decent Homes Standard and Housing Health and Safety Rating System (HHSRS).
  • Understanding of housing’s role in achieving net zero carbon by 2050 and familiarity with PAS 2035.
  • Working knowledge of stock condition databases and data management.
  • Excellent relationship-building and leadership skills.
  • Awareness of asbestos management and health & safety compliance.
 
Desirable Qualifications:
  • CIOB / CIH / RICS membership or working towards.
  • Accredited Domestic Energy Assessor or Retrofit Assessor (PAS 2035), or willingness to train.
